Rick Ferrell
Richard Ferrell brings to RCS over 50 years of experience in real estate development and finance, with much of that experience in the management and resolution of problem loans and troubled investments and most recently as an investigator and litigation consultant. He is a sought-after real estate subject matter expert and has considerable expertise in real estate bankruptcy matters including plan feasibility and the determination of appropriate interest rates. He has conducted dozens of forensic transaction analyses to support a broad range of investigations including fraud, misappropriation of funds and breach of fiduciary duty. From 1971 through 1982, he was a real estate developer in the Rocky Mountains. In the early 1980’s, he was one of the first real estate executives involved in the resolution of the savings and loan crisis as Executive Vice President of American Savings and Loan, where he managed a $3 Billion problem asset portfolio. From 1985 through 1990, he was a senior executive with Glenborough during its years of rapid growth, much of which was achieved by the acquisition of foreclosed leased income property. Joining Coopers & Lybrand Financial Advisory Services in 1991, he was: part of a team that closed Home Fed Bank where he was responsible for the characterization and sale of its development loan portfolio consisting of 155 projects; a frequent consultant to the RTC and a member of its Litigation Review Committee; a senior member of the special servicer team that resolved defaulted loans in two large commercial mortgage securitizations, together totaling more than $1.8 billion. Overall, as a “hands-on” real estate work-out specialist with experience in most all real estate asset classes, he has advised the full spectrum of real estate stakeholders: lenders, investment banks, government regulators and individual investors, borrowers and developers. Mr. Ferrell earned two engineering degrees, Sc. B. Engineering from Brown University in 1967 and M.S. in Engineering Economic Planning in 1969 from Stanford University, in addition an MBA in finance from the Stanford Graduate School of Business in 1971.

Hernan Martinez
Hernan Martinez is a Principal and founding member of Realty Capital Solutions LLC. Hernan has a 40-year track record of managing private, governmental and publicly-traded real estate development and investment organizations. He has been responsible for conceptualizing, developing and managing in excess of $3 Billion in a broad range of property types and urban-scale projects including: hotels, ski/golf resorts, shopping centers, Class A office buildings, affordable housing, water parks, theme parks and major mixed-use complexes including entertainment, retail centers and transportation components. One of his most recent projects as development manager and partner, Oxigeno ~ 1,000,000± sq. ft. entertainment/retail center in Costa Rica, received the 2017 LADI Award for “Latin America Best Mixed-Use Project.” Mr. Martinez has also negotiated, structured and managed highly complex domestic and international ventures and arranged company and project-specific capital structures as well as implemented the repositioning and monetization of asset portfolios including the renegotiation and restructuring of legal and financial structures. His international experience encompasses top-management positions in the US, Brazil and Argentina as well as investment and advisory assignments in the former USSR, Africa and the Middle East. Mr. Martinez’ past positions include: Managing Partner – Manan Partners (Dubai); President of Development – Great Wolf Resorts (NASDAQ: WOLF); EVP and COO ASRP – American Skiing Company (NYSE: AESK); Managing Director – Tishman Speyer Properties; CEO – Del Plata Prop. (Argentina); Development Director – CHISPA (California); and Vice President – First Interstate Mortgage. Mr. Martinez holds a Diploma in Architecture from the University of Buenos Aires (Argentina), a Post Graduate Diploma in Urban Development Planning, Development Planning Unit from the University College, London (UK), and a Masters of Business Administration from Stanford University Graduate School of Business. He also holds a Senior Executive Program Certificate from IAE Business School (Argentina). He is a former Consulting Associate Professor at Stanford University’s School of Engineering and has lectured on real estate and entrepreneurship at top US and international schools.
